Denver Tech Center (DTC)
Several factors contribute to the success of the Denver Tech Center--also called the DTC or Tech Center. It offers a premier example for suburban business planning. It's close to nearby Denver CO real estate in exclusive neighborhoods, integrates transportation, a neighborhood environment, Superblocks, planning controls, mixed-use real estate, and a master plan.
The thriving business development and living communities at the Tech Center now stretch over 900 acres. Although it is primarily devoted to office space, the mixed-use Center also integrates thousands of condos and apartments, hundreds of upscale single-family homes, big-name hotels, top restaurants, upscale retail, and specialty shops. The primary gathering place is a crescent-shaped park and the newer Crescent Town Center at the heart.
It all started in 1962 with the vision of George M. Wallace who purchased 40 acres south of the Denver City Limits to build an office building. Office parks were unheard of in those days and native Coloradans thought that the "little downtown" out in the middle of nowhere was a curiosity. However, Wallace persisted with his plans to establish a high-quality environment for people to live and work and planted it firmly in the rural terrain.
Today, that location in the boondocks turns out to be centrally located between I-25, I-225, C-470, and E-470--only 30 minutes from the Denver International Airport and 10 minutes from Centennial Airport--offering convenience to all of the amenities in the Mile High City. Additionally, the Tech Center forms the gateway to the southeast business corridor. Its tree-lined traffic system offers exceptional internal mobility. All parking is either hidden under the buildings or blended into the community with fine landscaping. With discretion, 375 regular and express bus trips serve DTC along with light rail, shuttles, limousine services, and a rideshare program.
The environment allows corporations, investors, tenants, and employees to find all of the required amenities to serve their needs, utilizing the important Superblock concept to enhance the ambiance of the communities. Each Superblock contains at least 30 acres (16-20 city blocks) with 30 percent of each Superblock dedicated to open space for gathering and recreation. Employees and executives alike appreciate the clean, organized development laden with neighborhoods of lovely homes only a stone's throw from outdoor activities in the Rocky Mountains. And there's still plenty of room for growth.
